How I Would Prepare a Friendly Hills Home for Market

For a Friendly Hills property, preparation should protect what already creates value—arrival, landscape, privacy, scale and light—before adding improvements that may not change the buyer’s response.

The idea

For a Friendly Hills property, preparation should protect what already creates value—arrival, landscape, privacy, scale and light—before adding improvements that may not change the buyer’s response.

Walk the arrival before the rooms

Driveway, gates, trees, lawn, front elevation and entry establish expectations. I want those elements considered as one sequence rather than separate maintenance items.

Edit landscaping instead of stripping it

The goal is visibility and intention. Mature trees and planting can provide scale, shade and privacy; overgrowth can conceal architecture. The preparation plan should know the difference.

Create visual hierarchy inside

Larger homes can overwhelm buyers when every room is presented with equal weight. Identify the spaces and architectural moments that define the property and let the marketing build around them.

Plan photography around light

A property may need more than one photographic window. Front elevation, pool, view, interior and landscape can each perform best at different times of day.

Make pricing part of preparation

Price influences how buyers interpret everything they see. The physical presentation and market positioning should be developed together rather than as two unrelated tasks.
