The idea

Hillside and view properties need to be evaluated beyond square footage. Orientation, access, usable land, privacy, view quality, architecture and photography can materially affect how buyers understand the home.

Show the view in context

A telephoto image of a distant skyline may be beautiful but does not tell a buyer where the view is experienced. Pair the outlook with the room, terrace or yard that makes it part of daily life.

Explain the approach

Driveway slope, stairs, garage access and entry sequence matter on hillside properties. Photography and showing preparation should help buyers understand access rather than conceal it.

Use topography as part of the composition

Grade can create privacy, dramatic elevations and layered landscaping. Exterior images should reveal how the house occupies the site.

Be precise about usable outdoor space

Lot size alone can be misleading on a slope. Buyers often care about patios, flat lawn, terraces and functional outdoor areas. Those should be shown clearly.

Price the differences, not just the address

View quality, orientation, access, lot utility and privacy can vary dramatically within a short distance. Comparable sales need interpretation when those characteristics differ.
